You keep the flat and the income. We take the work — pricing, guests, changeovers, the paperwork — and put your apartment in front of travellers who book us by name.

Why this exists

Short letting is a job, not an income

Anyone who has tried it knows the shape of it: the message at eleven at night, the cleaner who cancels on a Saturday, the platform that quietly pushes your price down, the guest registration nobody warned you about. Most owners either give it up or take a poor rate from an agency where their flat is one of six hundred. We run few apartments, across Transylvania, under one name — which only works if every one of them is good enough to carry it.

None of this is asked of you, and neither is being available for it.

Smart fit-out, by Smahoma
The technical layer comes with us and is installed, configured and maintained by Smahoma, our own management software — you buy nothing and set up nothing. A lock we can open from anywhere, with a door code issued per stay and expired at checkout, so no key is ever handed over and none is ever lost. Fast internet the guest never has to ask about. It is one system rather than three apps, because the calendar, the price and the door code are the same booking.
Pricing
Rates set for each individual night and adjusted daily — by season, by weekday, by what is happening in the town, and by what comparable apartments are actually charging rather than what they advertise.
Listings and channels
One calendar behind Airbnb, Booking.com, Google and our own site, so the same night cannot be sold twice. Photography and the listing text are ours to produce.
Guests
Enquiries, bookings and questions answered in the guest's own language. Self check-in with a door code that changes for every stay, so nobody waits on a doorstep for a key.
Changeovers
Cleaning, hotel-grade linen and towels, consumables, and an inspection after every departure — photographed, so damage is found the same day rather than three weeks later.
The building
Small repairs arranged and supervised. You are told what happened and what it cost. You are not the one looking for a plumber on a Sunday.
The paperwork
Guest registration with the authorities, tourist tax, invoicing, and a monthly statement showing every night, every rate and every deduction.

What we decline

Not every apartment

The collection grows one address at a time, and it only means something if what is inside it is consistent. So we visit before we say yes, and we say no often. What we look for:

  • Inside the historic centre, or close enough to walk into it in a few minutes. A guest should not need a car.
  • Its own entrance and a lock we can control remotely. Anything that needs a key handed over in person does not work.
  • A building with some character, and an apartment in genuinely good repair. We are not a renovation service — a flat that needs work should be finished before it is offered.
  • A real bed, heating that works, hot water that does not run out, fast internet, and somewhere to make a coffee or a tea.
  • Available to us for at least a full season. A flat that comes and goes cannot be sold to travellers who book months ahead.

How it works

From first message to first guest

  1. You write to us

    A few lines about the apartment and the town. No documents, no appointment yet.

  2. We come and look

    We visit, measure, and tell you honestly whether it fits — and if it does not, why. This costs you nothing.

  3. You get an offer

    In writing: what we take on, what it costs, what a year might realistically look like, and how either side can end it. Nothing is signed at the door.

  4. We open it

    Photography, listing, pricing, lock, linen. From then on you receive the money and a monthly statement, and nothing else is asked of you.

What it costs

A fixed part and a share

Our fee has two components: a fixed amount, and a share of what the apartment earns. The share is the important half — it means we do well only when your apartment does well, and it is why we will argue with you about a better mattress.

The figures depend on the town, the size and the condition of the apartment, so we quote them once we have seen it — in writing, before anything is signed. The visit costs nothing, and there is no fee for saying no.
