1. Who you are contracting with
Your accommodation contract is with 7HILLS S.R.L., Strada Regele Ferdinand 5, 550200 Sibiu, Romania, CUI 54440434, trade register J2026022943004. Contact: stay@7hills.studio, +40 000 000 000.
These terms apply to bookings made on https://7hills.studio. Bookings made through Airbnb or Booking.com are governed by that platform's terms instead.
2. How a booking comes about
Choosing your dates and pressing to continue is not yet a booking. While you are in checkout we hold the dates for 20 minutes so nobody else can take them. The contract is concluded when your payment succeeds and we send you a booking confirmation by email. If payment does not complete, the hold lapses and the dates go back on sale.
3. Price and payment
The price shown is the total for your stay. It includes the cleaning fee and any taxes we are obliged to collect, and it contains no service or booking fee. The full amount is payable at the time of booking, by card, through Stripe.
If a local tourist tax applies it is shown as a separate line before you pay.
4. Cancellation
You may cancel free of charge until 5 days before your arrival date, and we will refund everything you paid. Write to stay@7hills.studio; the date we receive your message counts.
Cancelling later than that, or not arriving, means the price of the stay remains payable. We will try to re-let the studio, and if we succeed we will refund what we take for those nights.
If we ever have to cancel — damage, a failure that makes the studio unusable — you get everything back, and we will help you find something comparable.
5. No right of withdrawal
Accommodation provided on a specific date is exempt from the 14-day right of withdrawal for distance contracts, under Article 16(l) of Directive 2011/83/EU and the Romanian law implementing it. The cancellation terms in section 4 apply instead, and they are more generous than the law requires.
6. Arrival and departure
Check-in from 15:00, check-out by 11:00. Access is by keypad code, which we send the day before you arrive. There is no reception desk.
Tell us if you expect to arrive very late — not because we need to be there, but because we would rather know you got in.
7. Using the studio
The studio is for the number of guests stated in your booking. Please tell us before you arrive if that number changes; more people than the studio is approved for is a reason for us to refuse or end the stay.
Both studios are non-smoking. No parties or events. Quiet between 22:00 and 08:00, because neighbours live in this building.
Please leave the studio in a reasonable state. Normal wear is expected and included in the cleaning fee. Damage beyond that, or cleaning far beyond the usual, will be invoiced at cost, and we will show you what it was.
8. Guest registration
Romanian law requires us to register everyone who stays. You will be asked for identity details on or before arrival, and for guests who are not Romanian nationals we are obliged to report the stay to the authorities. We cannot accommodate you without this.
9. Our liability
We are liable without limit for injury to life, body or health, and for damage caused intentionally or by gross negligence. For everything else our liability is limited to what was foreseeable when the contract was made.
We are not liable for items left behind, though we will always try to return them.
10. Complaints and dispute resolution
Talk to us first — write to stay@7hills.studio. Most things are fixable within the hour if we hear about them.
If we cannot agree, you can turn to the Romanian consumer protection authority ANPC and to its alternative dispute resolution body (SAL), anpc.ro. We are not obliged to take part in such proceedings, and we are not currently committed to doing so.
11. Applicable law
Romanian law applies. If you are a consumer resident in another EU state, this does not remove the protection of mandatory rules in your own country.
If any clause here turns out to be invalid, the rest remains in force.
